About our new roof snagging in Swiss Cottage

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. Typical surveys look at ridge and hip tiles not properly fixed and loose flashings at walls or chimneys, on replacement roofs, ridges and verges and flashings and valleys.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Swiss Cottage, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Questions from Swiss Cottage

Does a conservation area affect roof work in Swiss Cottage?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Swiss Cottage?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Do you cover Swiss Cottage for new roof snagging?

Yes. We survey roofs in Swiss Cottage and the rest of Greater London. To book, ring 07833 053749 or use the contact form.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Local roofs and buyers in Swiss Cottage

Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area around Swiss Cottage. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to Church of All Souls: the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of South Hampstead station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like Swiss Cottage, it helps to know about controlled parking before the day.

Swiss Cottage is about 1 mile south of Hampstead, in Greater London. We provide new roof snagging for homes and businesses in Swiss Cottage and the surrounding area. Our area takes in places right across Greater London.

Useful tips for Swiss Cottage property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look for debris left in gutters from ground level
  • Check lower roofs and walls after scaffolding comes down
  • Watch for drips in the loft space with care
  • Diary the defects period end date

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

What affects the price in Swiss Cottage

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Roof area
  • Whether it’s a home or a commercial building
  • Height and safe access
  • The use of thermal imaging or a drone

New roof snagging starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Different roofs, different checks

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Settling a dispute with your roofer or builder
  • What’s under the new coverings
  • Pricing the remedial work

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • New flat roofs
  • New-build homes
  • Ridges and verges
  • Replacement roofs
  • Flashings and valleys
  • Loft conversions and dormers

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a typical home, and longer for a large or complex roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Swiss Cottage runs like any other.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches
  • Find any records of previous roof work

What happens if roof problems are left?

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
