New roof snagging in South Hampstead
Our snagging inspections cover South Hampstead and the rest of London and South East England. Time on site typically takes an hour or two for most houses, or half a day or so for a commercial building. We inspect as far as it’s safe to see, and by drone where it is applicable. You then get a report with photographs. We inspect on weekdays and at weekends. If you are worried about underlay not dressed into the gutter and loose or badly finished ridge tiles, we can find out what’s behind it, on loft conversions and dormers, new-build homes and ridges and verges alike.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in South Hampstead or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
Where we can’t see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t.

Landlord and commercial surveys in South Hampstead
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the new roof, with photographs, which helps you plan work between tenancies.
Different roofs, different checks
Slate roofs
Ridges, verges and valleys are looked at closely on new slate roofs as far as can be seen safely.
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We look at it where it can be seen.
Leave it or get it looked at?
A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before you book.

What we do, step by step
The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We ask what work was done and when it was finished.
- We look at the tiles or slates, ridges, hips and verges from safe vantage points.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- The roof space is looked at where safe, along with any mess or damage left after the work.
- We send a report with photos of each snag.
How to prepare
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it’s shared
- Note where any stains or damp appear
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Advice
New roof snagging around South Hampstead
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area around South Hampstead. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark like Church of All Souls, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Controlled parking zones are common in London, so mention any permit rules for South Hampstead, along with any off-street space. Landlords with a home close to South Hampstead station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

FAQs for South Hampstead
Do you carry out roof surveys in South Hampstead?
Yes, South Hampstead is one of the places we work. The survey and report are the same in South Hampstead as anywhere else.
Can parking be tricky for a visit in South Hampstead?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.
Do you survey on Saturdays and Sundays?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or drop us an email.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Can you settle a dispute with my builder?
No, our role is to record the roof’s condition. Disputes are between you and whoever did the work, and you may want legal advice for that.
What do you check on a new roof?
All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is checked where there is safe access, and we note any mess or damage left after the work.
What we cannot see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A promise that the roof will not leak
- Legal advice on your contract
- Fixings and underlay hidden under the coverings
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
What we check
