Chimney surveys in Gospel Oak

How a chimney survey works in Gospel Oak

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. If you’re worried about worn or missing pointing and damaged chimney pots and cowls, a survey will tell you what’s going on, whatever the roof.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Gospel Oak, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Gospel Oak

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What we look for on each type of roof

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

For landlords and managing agents

Landlords and letting agents in Gospel Oak book surveys as well as householders. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Prices for chimney surveys in Gospel Oak

The price reflects the time and kit the roof needs. That comes down to:

  • Basic, Standard or Premium
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

There is no need for technical words. It’s enough to tell us:

  • Dates you are working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

Your questions about chimney surveys in Gospel Oak

Is my home in Gospel Oak listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Gospel Oak station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. The report is sent afterwards by email.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Chimney surveys around Gospel Oak

With Keats House about 0.9 miles west, Gospel Oak sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Carlton Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around O2 Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If your home is one of the older ones in the streets near Highgate Road Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • A structural engineer’s assessment
  • Hidden damage within the stack
  • Flue inspections or sweeping

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Keep pets in another room
  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
