Dartmouth Park: your questions answered

How do I find out if my home in Dartmouth Park is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I let a flat near Gospel Oak station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What causes damp on a chimney breast?

Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Is a leaning chimney dangerous?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How a chimney survey works in Dartmouth Park

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We are frequently asked to look into gaps where the stack meets the roof and frost-damaged brickwork on the stack, on lead flashings, chimney pots and cowls and brick chimney stacks.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dartmouth Park as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roof by roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Ask about consent before removing a chimney on an older property
  • Ask for ventilated caps on redundant stacks
  • File photos of the stacks with your home records
  • Have brackets on the chimney checked

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Hidden damage within the stack
  • The inside of the flue, which needs a sweep or flue specialist

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a visit in Dartmouth Park, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Advice

Dartmouth Park homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Witanhurst, about 0.8 miles north-west, show how far back building in the area around Dartmouth Park goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live near a park like Whittington Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a shop, office or commercial unit, for example near O2 Centre, a roof report helps plan work around trading rather than after a leak. Take a building like Acland Burghley School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
