Chimney Survey in Tufnell Park
We take a careful look at the chimney stack at your property in Tufnell Park, and put it all in a written report with photos.
- Frost-damaged brickwork on the stack
- Staining on walls around the chimney
- Worn or missing pointing
Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Chimney survey in Tufnell Park
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a report with photos and what we recommend. If you’re worried about lifted or split lead flashings and gaps in the mortar around the pots, a survey will tell you what’s going on.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Tufnell Park has one, it needs checking from somewhere that can actually see it.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- Flue inspections or sweeping
- Checks on boilers, fires or their flues
- Hidden damage within the stack
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
What we look at
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney breasts
- Chimney pots and cowls
- Lead flashings
- Flaunching
When to book a survey in Tufnell Park
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
Here are some of the things we see often:
- Unused flues sealed without airflow
- Mortar washing out of the joints
- A chimney out of line
- Cracked or missing flaunching
Living close to Whittington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- What the report includes, and whether it has photographs
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long they’ve been surveying roofs
Local roofs in Tufnell Park
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Tufnell Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Witanhurst about 1.2 miles north-west, Tufnell Park sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Benet and All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Upper Holloway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What affects the cost of chimney surveys
Several things affect the price of a survey:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- The size of the roof
- House, block, shop or office
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
We’ll typically ask about:
- Where any leaks, stains or damp patches show inside
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In a London area like Tufnell Park, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Move anything stored under the loft hatch
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand

Questions from Tufnell Park
Is my home in Tufnell Park listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will parking be an issue for a roof survey in Tufnell Park?
Typically it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How long is the visit?
Most surveys take between one and two hours for most houses, and more on a big or complicated roof. We’ll confirm the timing when you book.
How can you see the top of the stack?
We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.
