Landlord roof surveys for homes and businesses in Tufnell Park

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. We’re frequently asked to look into splits and blisters in flat roof coverings and damp or stains in top-floor flats, across blocks of flats, rented houses and converted houses.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Tufnell Park with this kind of roof, the hidden gutter is one of the first things to check.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey changes by roof type

Roof spaces and lofts

Looking inside the roof frequently tells us more. We check it where there’s safe access, looking for staining, damp and daylight.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your questions about landlord roof surveys in Tufnell Park

How do I find out if my home in Tufnell Park is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Upper Holloway station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What a landlord roof survey does not cover

In fairness, a roof survey has limits:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • A full structural assessment of the building

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Landlord roof surveys around Tufnell Park

With Witanhurst about 1.2 miles north-west, Tufnell Park sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Upper Holloway station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Benet and All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Whittington Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What to let us know when you contact us

A little information up front helps. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • What made you get in touch

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or use the contact form.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for a single let house, with blocks of flats taking longer. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Tufnell Park runs like any other.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Let us know about parking near the property
  • Make sure the loft hatch can be reached
  • Keep pets in another room
