Signs you need a roof leak investigation in Tufnell Park

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Things that often lead to a survey include:

  • Stains around a skylight
  • Leaks that appear only in driving rain
  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft

For site and facilities teams at buildings such as Eleanor Palmer Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Is VAT included in the price?
  • What insurance they carry
  • How long they’ve been surveying roofs

What a roof survey includes

Roof leak investigations for homes and businesses in Tufnell Park

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey lead flashings, valleys and parapet gutters and chimney stacks, and the problems we are asked to look at most are staining where a gutter or parapet meets the wall and water that shows only in certain storms.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Tufnell Park tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roof details
  • Slate and tile slopes
  • The roof space
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings

Landlords, agents and block managers in Tufnell Park

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller

Roof leak investigations around Tufnell Park

Witanhurst, about 1.2 miles north-west, is one of the historic houses in the wider area around Tufnell Park. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from.

Take an older house close to Church of St Benet and All Saints: lead flashings, valleys and old chimneys are typical places for water to get in. For businesses in and around places like O2 Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

What a survey costs

We confirm the price for your roof before you book. This is what makes a difference:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Leave it or get it looked at?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
