Tufnell Park Pre-Purchase Roof Survey

A careful look at the roof at your property in Tufnell Park, and put it all in a written report with photos.

  • Gutters that overflow or drip at the joints
  • Cracked flaunching or crumbling chimney pointing
  • Bitumen or mortar used in place of proper repairs

Independent pre-purchase roof surveys in Tufnell Park

About our pre-purchase roof survey in Tufnell Park

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’re worried about slates or tiles that have slipped or gone and lead that has worked loose at a wall or chimney, we can find out what’s behind it.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Tufnell Park, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Tufnell Park, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or drop us an email.

What happens if roof problems are left?

A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What a pre-purchase roof survey looks like in Tufnell Park

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Witanhurst, about 1.2 miles north-west, show how far back building in the area around Tufnell Park goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For a London address like Tufnell Park, it’s useful to know about controlled parking before the day. Landlords with a home close to Upper Holloway station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tufnell Park questions

Is parking a problem for a survey in Tufnell Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you fly a drone over a roof in Tufnell Park?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you cover Tufnell Park for pre-purchase roof surveys?

Yes. We cover Tufnell Park and the rest of Greater London. For a price, ring 07833 053749 or send us an email.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Height and safe access

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Mention any deadline when you get in touch
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask whether there are papers for past roof work
  • Pass the findings to your conveyancer

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

What we are asked to look at in Tufnell Park

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

A survey makes sense if you’ve noticed:

  • Ponding, blisters or splits on a flat roof
  • Gaps where slates or tiles have come loose
  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft

The streets around a church such as Church of St Benet and All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before booking anyone

  • How soon the report will arrive
  • Their insurance cover
  • Whether the inside of the roof is included
  • What the report includes, and whether it has photographs

What to expect from a roof survey

Landlords, agents and block managers in Tufnell Park

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
