New roof snagging in Tufnell Park
People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen, from ground level, vantage points, the loft space and the roof where safe. You then get a written report with photos to share with your roofer. We survey replacement roofs, new-build homes and ridges and verges, and people most often book us about underlay ending short at the eaves and gutters blocked by building debris.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Tufnell Park might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Send the snagging report to your roofer
- Agree snagging with your roofer at the start
- Check that gutters weren’t left full of offcuts
- Keep the contract and invoices together
The report lists each snag with photos and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.
File the contract, invoices and warranty papers in one place. Add the snagging report to it.
Tufnell Park homes and their roofs
About 1.2 miles north-west lies Witanhurst, a reminder of how long the area around Tufnell Park has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you let a flat or house near Upper Holloway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark like Church of St Benet and All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Parking in Tufnell Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

What happens if roof problems are left?
You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

How the survey changes by roof type
Valleys
We check valley linings for splits and poor laps where they can be seen.
Underlay and ventilation
Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are checked.
What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Tufnell Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
