New roof snagging near Upper Holloway

About our new roof snagging in Upper Holloway

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. If you’re worried about verge tiles or slates not secured and signs of condensation in the roof space, we can find out what’s behind it.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Upper Holloway, or for new roofing work there, those junctions deserve a close look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

When to book a survey in Upper Holloway

Owners frequently get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.

Here are some of the things we see often:

  • Cracked or slipped new tiles or slates
  • Vents that weren’t fitted or are covered
  • Gaps at new flashings
  • Debris left in gutters or valleys

As a London address, Upper Holloway can be tricky for parking: let us know about permits, visitor bays or off-street space as you book.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will they check the loft as well as the outside?
  • Whether you get a written report with photos
  • Are they insured for the work?

What a roof survey includes

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Nails and clips under the slates or tiles
  • Settling a dispute with your roofer or builder
  • Areas out of view from every safe viewpoint

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we check

  • Replacement roofs
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • New-build homes
  • Ridges and verges

What affects the price in Upper Holloway

When we price a survey, we consider:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know
  • The property’s address and postcode

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or drop us an email.

Roof by roof

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. Any that look wrong go in the report.

FAQs for Upper Holloway

Do you cover Upper Holloway?

Yes. Our area covers London and South East England, and Upper Holloway is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Upper Holloway?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How do I arrange new roof snagging in Upper Holloway?

It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What does a new roof inspection cost?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, call 07833 053749 or drop us an email.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Getting ready for the survey

  • Let us know about parking near the property
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Upper Holloway homes and their roofs

With Witanhurst about 0.9 miles west, Upper Holloway sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark such as St Andrew's Whitehall Park, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Upper Holloway station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
