Primrose Hill questions

Will parking be an issue for a roof survey in Primrose Hill?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Is drone flying allowed in Primrose Hill?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Do you cover Primrose Hill for pre-purchase roof surveys?

Yes, we do. We carry out pre-purchase roof surveys in Primrose Hill.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Do you go up on the roof?

Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Pre-purchase roof survey in Primrose Hill

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re often asked to look into old water stains in the roof space and standing water on a flat extension roof, across chimney stacks, the roof space and natural slate.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Primrose Hill or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, and longer for a large or complex roof. In Primrose Hill, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How we price pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • The height of the building and how the roof can be seen safely

To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

What to tell us when you get in touch

We’ll normally ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

What you get with us

  • Prices that include VAT
  • Photographs and a written report every time
  • Surveys seven days a week
  • Independent findings on the roof’s condition

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Pre-purchase roof surveys around Primrose Hill

The wider area around Primrose Hill has a long history of building, with Winfield House about 0.7 miles south. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Kentish Town West station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to Church of St Mary the Virgin: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Controlled parking zones are common in London, so mention any permit rules for Primrose Hill, along with any off-street space.
