Storm damage roof report in Primrose Hill

High winds normally affect the parts of a roof that are already exposed or loose. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. Typical surveys look at loose or broken chimney pots and cowls and ridge tiles that have come loose, on gutters and fascias, chimney stacks and ridges and hips.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That’s as true in Primrose Hill as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Primrose Hill questions

Is parking a problem for a survey in Primrose Hill?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you cover Primrose Hill?

Yes, Primrose Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Can you tell me if my claim will be paid?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

How are storm damage reports priced?

Storm damage roof report starts from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you will need a roofer’s quote for those.

Is wear and tear covered by insurance?

Wear and tear is not usually covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Signs you need a storm damage roof report in Primrose Hill

Falling trees and branches can damage roofs in high winds. The report shows what was hit and the damage caused, backed up with photos.

Things that often lead to a survey include:

  • Holes or cracks caused by debris
  • Gutters pulled loose in the wind
  • Torn or lifted flat roof coverings
  • Lead lifted at abutments

If you let a flat or house near Kentish Town West station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Before booking anyone

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive

What a roof survey includes

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Primrose Hill. To discuss a property or a block, phone 07833 053749 or email us.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Why get it checked now?

If the damage is partly wear and tear, it is better to know. We record storm damage and older defects, so there are no surprises later. In Primrose Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours at a house, and longer if the damage is spread across a large roof. Surveys in Primrose Hill can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before the survey

  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property
  • Tell us about any leaks, stains or damp patches you know of

Booking a survey

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Primrose Hill roofs and the weather

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in. About 0.7 miles south lies Winfield House, a reminder of how long the area around Primrose Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for example near O2 Centre, a quick answer on where water is coming in keeps a business running. Living close to Regent's Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Useful tips for Primrose Hill property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Check your policy for how to report damage
  • Take photos of stains and damp inside
  • Look at what your policy says about wear and tear
  • Note the date and time you first saw the damage

You get the report by email and pass it to your insurer yourself. We don’t deal with the insurer on your behalf.

Check the roof from ground level after strong winds. Binoculars help you spot slipped slates or lifted ridges. Don’t go up a ladder to look.

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • Whether your insurer will pay the claim
  • Negotiating a claim settlement
  • Damage hidden under coverings or inside the structure, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
