Your questions about landlord roof surveys in Primrose Hill

Is parking a problem for a survey in Primrose Hill?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.

I let a flat near Kentish Town West station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How experienced are you?

More than 5,000 surveys over 20+ years.

How do I arrange a landlord roof survey in Primrose Hill?

Simply ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long is the visit?

It usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You will then get the report by email.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Landlord roof survey in Primrose Hill: what you get

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. Typical surveys look at cracked or lifting flashings and blocked gutters over flats, across converted houses, rented houses and blocks of flats.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Primrose Hill with this kind of roof, the hidden gutter is one of the first things to check.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In Primrose Hill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • Keep pets out of the way during the survey
  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • Legal advice on leases or service charges

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Roofs, chimneys and gutters in Primrose Hill

The wider area around Primrose Hill has a long history of building, with Winfield House about 0.7 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For businesses in and around places such as O2 Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you look after a building like St Paul's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Kentish Town West station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Survey the roof on a regular cycle
  • Deal with urgent items first
  • Hold on to old reports to compare later
  • Tell tenants when we’re coming

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
