When to book a survey in South Hampstead

When you claim, your insurer may ask for evidence of the damage and its cause. An independent report gives you a clear record to send. Your insurer still makes the decision.

A survey makes sense if you’ve noticed:

  • Damaged pots on the stack
  • Flat roof edges peeled back
  • Loose or torn flashings
  • Slates and tiles blown off the roof

If you own a rental within reach of South Hampstead station, tracing a leak quickly matters when a tenant is living with it.

Before booking any roof surveyor

  • Whether the loft is part of the inspection
  • Their report turnaround times
  • What insurance they carry
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Storm damage roof report in South Hampstead: what you get

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. If you are worried about damage from fallen branches or debris and broken or displaced guttering, a survey will tell you what’s going on, on chimney stacks, ridges and hips and slate and tile slopes alike.

Water getting into a London home frequently comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in South Hampstead, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

South Hampstead roofs and the weather

About 0.9 miles south-east lies Winfield House, a reminder of how long the area around South Hampstead has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in South Hampstead is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering and its details give the first clues when tracing where water is coming from.

If you look after a shop, office or commercial unit, for example near O2 Centre, finding where water is getting in quickly keeps disruption down. Take an older house close to Church of All Souls: lead flashings, valleys and old chimneys are typical places for water to get in.

How it works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. In South Hampstead, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Preparing for the visit

  • Clear the way to the loft hatch
  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s beneath slates, tiles or membranes
  • Your insurer’s view of the claim
  • A price for the repairs

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Ridges and hips
  • Chimney stacks
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes
  • Flat roofs

Prices for storm damage roof reports in South Hampstead

Not every roof costs the same to survey, and it comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.

What to let us know when you contact us

There is no need for technical words. It’s enough to tell us:

  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Common questions in South Hampstead

Is parking a problem for a survey in South Hampstead?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Does a conservation area affect roof work in South Hampstead?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you deal with the insurance company for me?

No. Our report is an independent record for you to use. The insurer may send a loss adjuster of its own.

Is wear and tear covered by insurance?

Insurers usually exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How much is a storm damage roof report?

Storm damage roof report starts from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

What we look for on each type of roof

Lead flashings

Flashings with older defects frequently fail in high winds. Our report separates fresh damage from older wear where we can.

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We record what we can see of the fixings.
