Pre-Purchase Roof Survey in Swiss Cottage
Wondering about the roof at a property in Swiss Cottage? We carry out pre-purchase roof surveys in Swiss Cottage and across Greater London.
- Gaps where slates or tiles have come loose
- Roof slopes that look uneven or sagging
- Loose pots and cracked flaunching
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
- The condition of the rest of the house (that is a RICS home survey)
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Pre-purchase roof survey in Swiss Cottage
Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. We survey flat-roofed extensions and dormers, clay and concrete tiles and natural slate, and common reasons people get in touch are signs of past leaks inside the loft and bitumen or mortar used in place of proper repairs.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Swiss Cottage, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roof by roof
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Surveys for landlords and agents in Swiss Cottage
Landlords, agents and building managers in Swiss Cottage and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
FAQs for Swiss Cottage
How do I find out if my home in Swiss Cottage is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can parking be tricky for a visit in Swiss Cottage?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
How long will you be at the property?
Allow an hour or two for most houses, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Local roofs and buyers in Swiss Cottage
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to South Hampstead station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area around Swiss Cottage. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Swiss Cottage is about 1 mile south of Hampstead, in Greater London. Swiss Cottage is part of the area we cover and the surrounding area across London and South East England. Our Greater London coverage includes Swiss Cottage.

When to book a survey in Swiss Cottage
Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
Signs worth acting on include:
- Chimney mortar that has eroded
- Flashings that have lifted or split
- Roof slopes that look uneven or sagging
- Bitumen or mortar used in place of proper repairs
As a London address, Swiss Cottage can be tricky for parking: let us know about parking bays, permits or a driveway when you book.

Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Check we will be able to get into the loft space
- Book once your offer is accepted
- Ask the seller about past roof repairs
- Watch for stains or fresh paint on ceilings below the roof
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes about one to two hours at a typical home, and more on a big or complicated roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photographs and recommendations before you exchange.
Before we arrive
- If you are buying, let the agent know when we’re coming
- Keep pets in another room
- Have any paperwork from past roof work to hand
