Storm damage roof report in Maida Vale: what you get

Most policies don’t cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. We are often asked to look into water coming in after the storm and gutters pulled loose in the wind, on slate and tile slopes, chimney stacks and ridges and hips.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Maida Vale, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Common questions in Maida Vale

Is my home in Maida Vale listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Maida Vale in the area you cover?

Yes. Our area covers London and South East England, and Maida Vale is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will recommend the right survey. Surveys run seven days a week.

How strong does the wind have to be for a storm claim?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Your policy document will say.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Different roofs, different checks

Lead flashings

Flashings can lift or pull away from walls and chimneys in strong winds. Loose or damaged flashings are photographed and noted.

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Arrange temporary cover with a roofer if rain is getting in
  • Check your policy for how to report damage
  • Hold on to fallen pieces of the roof where you can
  • Read your policy wording on storm damage

After the visit, we write up the report with photographs of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have overhanging branches looked at by a tree surgeon. Branches can hit or scrape the roof in a storm.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

Advice

Prices for storm damage roof reports in Maida Vale

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • How the loft is reached, if there is one

Not sure which survey you need? It’s easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Leave it or get it looked at?

It’s useful to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

What a storm damage roof report looks like in Maida Vale

The wider area around Maida Vale has a long history of building, with Winfield House about 1.1 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in.

If you run a business near O2 Centre, a leak can close part of a shop or office, so finding the cause quickly matters. If you let a flat or house near Kilburn High Road station, a clear finding on where water gets in helps you brief a roofer straight away. If you own one of the older houses in the streets near St Peter Elgin Avenue, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
