Little Venice Thermal Roof Survey
Find out the condition of the roof at your property in Little Venice. Visits run on weekdays and weekends, in the daytime.
- Cold areas below the roof
- Missing or slipped insulation
- Water that travels before it shows
How a thermal roof survey works in Little Venice
On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. We then check those areas with moisture readings. If you are worried about heat escaping through the roof and damp patches with no obvious cause, a survey will tell you what’s going on, whatever the roof.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at, in Little Venice as anywhere. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Why get it checked now?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Little Venice questions
Is my home in Little Venice listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is parking a problem for a survey in Little Venice?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.
How the survey works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Little Venice runs like any other.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- If you are buying, let the agent know when we’re coming
- If the roof is shared, arrange access with whoever manages the building

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An energy rating for the building
- Clear results when the conditions on the day are poor
- Proving moisture from the images alone

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Remember the conditions on the day affect the results
- Keep a record of when stains appear
- Clear leaves from outlets and gutters each autumn
- Don’t switch the heating off ahead of the visit
Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.
Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
Thermal roof surveys in Little Venice: local notes
Little Venice has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once. With Winfield House about 1 mile north-east, Little Venice sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Parking in Little Venice, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. For an older house near a landmark like St Saviour's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Do you need a thermal roof survey in Little Venice?
People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
Common reasons to book include:
- Leaks far from where the stain appears
- Missing or slipped insulation
- Heat escaping through the roof
- Cold spots on ceilings under the roof
If you look after a building like Ark Paddington Green Primary Academy, a drone or thermal camera can show a large roof in a single visit.
Before booking anyone
- Their report turnaround times
- Whether any drone flown is registered with the CAA
- What they won’t be able to tell you
- Whether you can ask questions once you have the report
What a survey costs
We confirm the exact price before you book. These are the things that affect it:
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.
