Thermal roof survey in Paddington Green: what you get

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. If you are worried about areas losing heat at the eaves and junctions and water getting in at parapets and stacks, we can find out what’s behind it, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Paddington Green as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. From the street, a London terrace normally shows only its front slope or parapet, so in Paddington Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed
  • Jot down any questions you want answered

Advice

How the survey changes by roof type

Loft insulation

Insulation frequently gets moved during work in the loft. The camera can show where it no longer covers the ceiling.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.

Prices for thermal roof surveys in Paddington Green

All our prices include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

When you call or email, these details help:

  • Dates you’re working to, like exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £400, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Paddington Green. To discuss a property or a block, phone 07833 053749 or use the contact form.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What we cannot see

It helps to know what a survey won’t do before booking:

  • Proving moisture from the images alone
  • An energy rating for the building
  • Clear results when the conditions on the day are poor

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

Thermal roof surveys around Paddington Green

About 0.9 miles north-east lies Winfield House, a reminder of how long the area around Paddington Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you live in an older home near St Mary on Paddington Green Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Parking in Paddington Green, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book. For businesses in and around places like Harrods, large commercial roofs are often easiest to see from above or with a thermal imager.

Your questions about thermal roof surveys in Paddington Green

Is my home in Paddington Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is drone flying allowed in Paddington Green?

It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Paddington Green. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Paddington Green is about 1 mile from the restricted area over Hyde Park, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

How long will you be at the property?

It normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. You will then get the report by email, on the timescale of your package.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
