Chimney survey in Little Venice

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed signs that a stack is leaning and cracked or missing flaunching, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Little Venice, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Little Venice. To discuss a property or a block, ring 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Little Venice questions

Do you survey roofs for landlords with property near London Paddington station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I find out if my home in Little Venice is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Will I get photos?

Yes. The report includes photographs of what we found.

Do you work in Little Venice?

Yes. We survey roofs in Little Venice and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or use the contact form.

Why it’s worth a survey now in Little Venice

Most people never get a close look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

Signs you need a chimney survey in Little Venice

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

It is worth booking a survey if you’ve seen:

  • Spalled or crumbling bricks
  • Worn or missing pointing
  • Signs that a stack is leaning
  • Lifted or split lead flashings

Take an older house close to St Saviour's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • How long they’ve been surveying roofs
  • Whether VAT is added on top
  • Whether the roof space is looked at, where there is one
  • Is there a chance to talk the report through?

What a good roof survey covers

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. In Little Venice, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Clear the way to the loft hatch
  • Leave side gates unlocked

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Local roofs in Little Venice

Winfield House, about 1 mile north-east, is one of the historic houses in the wider area around Little Venice. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Ark Paddington Green Primary Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for example near Kensington Arcade, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
