Gutter surveys for homes and businesses in Westbourne
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and the problems we are asked to look at most are choked outlets or hopper heads and overflowing valley or parapet gutters.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Westbourne has one, it needs checking from somewhere that can actually see it.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlords, agents and block managers in Westbourne
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Questions from Westbourne
Is my home in Westbourne listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will parking be an issue for a roof survey in Westbourne?
Sometimes, yes. If Westbourne has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or email us.
What’s in the survey report?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
What we are asked to look at in Westbourne
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
Problems we come across often include:
- Cracked or loose downpipes
- Choked outlets or hopper heads
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
For landlords with property near London Paddington station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
What to check before booking
- Which limits apply to the survey
- How they plan to inspect the roof safely
- Will they check the loft as well as the outside?
- What happens after the report arrives
What a gutter survey looks like in Westbourne
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.8 miles south-east lies Kensington Palace, a reminder of how long the area around Westbourne has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Kensington Arcade may find that a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like St. Mary of the Angels Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Westbourne moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
- Dig out any old roof reports or invoices
Arrange a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Why it is worth a survey now in Westbourne
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
