Gutter surveys in Bayswater: local notes

Kensington Palace, about 0.4 miles south-east, is one of the historic houses in the wider area around Bayswater. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Bayswater is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Fox Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own one of the older houses in the streets near Essex Street Chapel, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near London Paddington station, the gap between tenancies is a good time to have the roof looked at.

How a gutter survey works in Bayswater

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, outlets and hoppers and eaves gutters, and the problems we are asked to look at most are leaking or loose downpipes and hoppers and outlets full of debris.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Bayswater with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

Why act early in Bayswater

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

What a gutter survey doesn’t cover

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely
  • What’s behind fascias and inside walls

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so a visit in Bayswater moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches

Surveys for landlords and agents in Bayswater

We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Bayswater: your questions answered

Is my home in Bayswater listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Bayswater?

It depends on the street. If Bayswater has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How much time does the visit need?

A visit typically takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. We will give you an idea when booking.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What a survey costs

Prices always include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • The size of the roof

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

A little information up front helps. It helps to include:

  • Dates you are working to, like exchange
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or send us an email.
