Gutter survey in Paddington Green, Greater London
A survey of gutters, valleys, outlets and downpipes across Paddington Green, with drones and thermal imaging where they help. Call or email for a price.
- Rotten fascias or stained soffits
- Gutters packed with leaves or moss
- Dripping or leaking gutter joints
How the survey changes by roof type
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
How a gutter survey works in Paddington Green
Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you are worried about water backing up from a hidden gutter and soffits marked by water, we can find out what’s behind it, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Paddington Green with this kind of roof, the hidden gutter is one of the first things to check.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why get it checked now?
A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What happens on the day
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Surveys in Paddington Green can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with the building owner or managing agent
- Gather any invoices or paperwork from past roof work
How to book
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Paddington Green questions
How do I find out if my home in Paddington Green is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near London Paddington station book a roof survey?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it as you book and we will plan the survey around it.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Tips that help
Small things make a difference. Our tips:
- Look out for overflows when it pours
- Have gutters cleared at least once a year
- Have overhanging branches cut back
- Ask for valleys and parapet gutters to be cleared too
You receive a written report with photographs and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
Landlord and commercial surveys in Paddington Green
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Roofs, chimneys and gutters in Paddington Green
Winfield House, about 0.9 miles north-east, is one of the historic houses in the wider area around Paddington Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Kensington Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you live in an older home near St Mary on Paddington Green Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Ark Paddington Green Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
