Paddington Electronic Leak Detection

Get a clear view of the flat roof membrane at a property in Paddington. Visits run on weekdays and weekends, in the daytime.

  • Repairs that haven’t stopped the leak
  • Leaks through a covered membrane
  • Damp inside with no sign on the roof

Why get it checked now?

Some breaches are too small to see. Electronic testing can find breaches you cannot see by eye where the roof suits it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

How electronic leak detection works in Paddington

Our ELD report shows where each breach was found, with photos. It tells your roofer exactly where to repair instead of hunting for the leak. We do not estimate repair costs; that’s for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. Results come in a written report with photos. Common reasons to book are holes around roof penetrations and leaks that return after repairs, across flat roof membranes, green roofs and liquid-applied waterproofing.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Paddington, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What happens on the day

The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes a time that depends on the membrane area and the build-up, which we set out in the quote. In Paddington, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Advice

Paddington questions

Is parking a problem for a survey in Paddington?

Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover commercial flat roofs around Paddington?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Note where leaks show inside and when
  • Clear flat roof outlets regularly
  • Act on new leaks promptly
  • Check trades protect the waterproofing

Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.

ELD before paving, ballast or planting goes on is worth considering. It’s easier to find holes before more layers are added.

What we’re asked to look at in Paddington

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

These are some of the problems a survey can pick up:

  • Failed seams and laps
  • New membranes needing a check before handover
  • Leaks under green or ballasted roofs
  • Holes left by work on the roof

Anyone responsible for a site like International Community School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Choosing a roof surveyor

  • Their report turnaround times
  • How much experience they have with roofs like yours
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Leaks from plumbing or windows
  • Roofs whose membrane or build-up is not suitable
  • Fixing the holes we find

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

What we check

  • Green roofs
  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Local flat roofs in Paddington

With Winfield House about 1 mile north, Paddington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Within a mile and a half or so of Paddington there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you look after a shop, office or commercial unit, for instance near Harrods, a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near London Paddington station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Paddington is about 1 mile west of City of Westminster, in Greater London. Wherever you are in Paddington, we can come and survey your property, on a weekday, Saturday or Sunday. Across Greater London, we cover Paddington.
