Thermal roof surveys for homes and businesses in Tyburn
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey pitched roof slopes, loft conversions and commercial roofs, and common reasons people get in touch are cold areas below the roof and water that travels before it shows.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Tyburn as anywhere. Let us know about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens if roof problems are left?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Tyburn, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We check the roof from ground level, from windows and from the roof itself where it’s safe.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Point out any leaks or damp patches
- Keep pets in another room
- Have any paperwork from past roof work to hand

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Keep the report to compare against after any repair
- Keep the heating on as usual before a heat loss survey
- Move stored items away from the loft hatch
- Leave the roof to people with safe access
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
What affects the cost of thermal roof surveys
Prices vary from roof to roof, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Height and safe access
- House, block, shop or office
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
We’ll usually ask about:
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
FAQs for Tyburn
Can you fly a drone over a roof in Tyburn?
It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Tyburn. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Tyburn. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey doesn’t depend on the drone.
How do I find out if my home in Tyburn is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does thermal imaging detect leaks directly?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.
How long does the survey take?
Expect it to take an hour or two for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email, on the timescale of your package.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we will explain what’s needed.
What does a thermal roof survey show?
The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.
Can you check my loft insulation with a thermal camera?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.
