How a flat roof survey works in Hyde Park Estate
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are blisters and bubbles in the covering and signs of deflection in the roof deck, on single-ply membranes, mastic asphalt and felt flat roofs.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Hyde Park Estate, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

The survey, step by step
The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours at most homes, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Show us where any leaks or stains appear
- If it isn’t your property yet, arrange access through the agent

Local flat roofs in Hyde Park Estate
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Handel Hendrix House, about 1 mile east, show how far back building in the area around Hyde Park Estate goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to London Paddington station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St John the Evangelist: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What we look for on each type of roof
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Common roof problems in Hyde Park Estate
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
Here are some of the things we see often:
- Pools of water lying on the roof
- Upstands pulling away from walls
- Damaged trims at the roof edge
- Outlets choked with leaves and silt
Anyone responsible for a site like Hampden Gurney CofE Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What else we do in Hyde Park Estate
Hyde Park Estate: your questions answered
Do you look at commercial flat roofs near Hyde Park Estate, like hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
How do I find out if my home in Hyde Park Estate is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

What to tell us when you contact us
We will usually ask about:
- The property’s address and postcode
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- What kind of property and roof it is
To book a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Never stand on rooflights or fragile sheeting
- Note the date and type of any roof work
- Watch the ceilings below the flat roof for stains
- Clear roof outlets and gutters each autumn
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
