Signs you need a flat roof survey in Connaught Village

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

These are some of the problems a survey can pick up:

  • Standing water left after rain
  • Blistering in felt or asphalt
  • Gaps at upstands and abutments
  • Failed seals around rooflight kerbs

Shop and office owners around Harrods may find that a flat roof over a business is out of sight and out of mind until it leaks.

Questions to ask before booking

  • What they won’t be able to tell you
  • What happens after the report arrives
  • Their report turnaround times
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Flat roof survey in Connaught Village: what you get

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey single-ply membranes, GRP fibreglass and felt flat roofs, and common reasons people get in touch are leaks around rooflights and cracked or split membrane.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Connaught Village, the roof above may belong to the building rather than one flat.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What a flat roof survey looks like in Connaught Village

Within a mile and a half or so of Connaught Village there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 0.9 miles east lies Handel Hendrix House, a reminder of how long the area around Connaught Village has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Hampden Gurney CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. A roof leak in a hotel or guest house around Connaught Village means lost rooms as well as repairs, so it pays to find faults before guests do.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • For flats, check roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Check pets are kept safely away

Advice

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

What we can’t see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Hidden layers beneath the covering
  • Parts of the roof that are not safe to walk on or view
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Connaught Village: your questions answered

Can you look at the flat roof of a hotel or office near Connaught Village?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.

Is my home in Connaught Village listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a shared roof?
