Independent landlord roof surveys in Connaught Village

Landlord roof surveys for homes and businesses in Connaught Village

We survey let and shared roofs in Connaught Village and across London and South East England. A visit typically takes an hour or two at most homes; commercial roofs usually need 3–4 hours. We inspect from ground level, vantage points, the loft space and the roof where it is safe, and by drone where it’s applicable. You then get a photo-illustrated written report. Typical surveys look at ceiling stains reported by tenants and parapets and upstands in poor repair, across gutters and downpipes, blocks of flats and shared roofs.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Connaught Village, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When to book a survey in Connaught Village

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

Signs worth acting on include:

  • Damp or stains in top-floor flats
  • Ponding or splits on flat roofs
  • Missing or loose roof coverings
  • Blocked gutters over flats

If you own a rental within reach of London Paddington station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What experience they bring
  • How soon the report will arrive

What a good roof survey covers

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Asbestos testing of roof sheets or soffits
  • A full structural assessment of the building
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses

What we do, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, it normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In Connaught Village, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Mention any parking restrictions on your street
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

Book a survey

Most bookings start with a short call: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Connaught Village: your questions answered

Can parking be tricky for a visit in Connaught Village?

Sometimes, yes. If Connaught Village has controlled parking where you are, a visitor permit is the easiest answer.

I let a flat near London Paddington station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.

How much does a landlord roof survey cost in Connaught Village?

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

How long will you be at the property?

It typically takes about one to two hours for a house, and longer for a block or a building with several roofs. You’ll then get the report by email.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Landlord and commercial surveys in Connaught Village

We survey roofs for letting agents and landlords as well as homeowners. A report with photographs gives you a clear record of the let or shared roof, which helps you plan work between tenancies.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Local roofs in Connaught Village

Handel Hendrix House, about 0.9 miles east, is one of the historic houses in the wider area around Connaught Village. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you run a business near Harrods, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to Church of St John the Evangelist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Tell tenants when we are coming
  • Book gutter clearing at least once a year
  • File each roof report for future reference
  • Don’t wait for a leak to survey the roof

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
