New roof snagging in Connaught Village: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. Handel Hendrix House, about 0.9 miles east, is one of the historic houses in the wider area around Connaught Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For a London address like Connaught Village, it helps to know about controlled parking before the day. Take an older house close to Church of St John the Evangelist: older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to London Paddington station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

New roof snagging in Connaught Village

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. Common reasons to book are gutters blocked by building debris and broken coverings left on a new roof, on ridges and verges, loft conversions and dormers and new flat roofs.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Connaught Village or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we cannot see

It is a careful look at the new roof, not the whole story. The main limits are:

  • A promise that the roof will not leak
  • Settling a dispute with your roofer or builder
  • Pricing the remedial work

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • Loft conversions and dormers
  • New flat roofs
  • Ridges and verges

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof by roof

Valleys

Debris left in a new valley can block it. Leftover debris is recorded.

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Connaught Village: your questions answered

Is parking a problem for a survey in Connaught Village?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you cover Connaught Village?

Yes, Connaught Village is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or use the contact form with the address and some details.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How experienced are you?

More than 5,000 surveys over 20+ years.

Prices for new roof snagging in Connaught Village

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • Roof area
  • The use of thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we need to know

A little information up front helps. Please include:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, depending on how much new work there is to check. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Connaught Village runs like any other.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Getting ready for the survey

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check lower roofs and walls after scaffolding comes down
  • Watch for gutters overflowing in rain
  • Watch for drips in the roof space with care
  • Arrange the inspection before settling the final bill

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Keep paperwork for the new roof together. Add the snagging report to it.
