How new roof snagging works in Hyde Park Estate

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed cracked mortar at the ridge or hips and gaps at new flashings, we can find out what’s behind it, whatever the roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Hyde Park Estate or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it’s a flat, the lease typically sets out who is responsible for the roof.

We keep jargon out of it: if work is needed, the report says so clearly.

What new roof snagging looks like in Hyde Park Estate

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. For a purchase or a newly finished roof, the materials decide which details matter most. With Handel Hendrix House about 1 mile east, Hyde Park Estate sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Church of St John the Evangelist, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near London Paddington station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How we price new roof snagging

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to tell us when you get in touch

These details help when you contact us:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

Your questions about new roof snagging in Hyde Park Estate

Can parking be tricky for a visit in Hyde Park Estate?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does a conservation area affect roof work in Hyde Park Estate?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you see the fixings under the tiles?

No. We do not open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. Any that look wrong go in the report.

Flashings

Chimney flashings are a frequent source of leaks and are looked at closely.

What we cannot see

It is a careful look at the new roof, not the whole story. Its limits include:

  • Repair costs for putting snags right
  • How the roof will perform for years to come
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What we check

  • New-build homes
  • Flashings and valleys
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • New flat roofs

What we are asked to look at in Hyde Park Estate

Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Most people get in touch when they’ve noticed one of these:

  • Gutters blocked by building debris
  • Underlay not dressed into the gutter
  • Gutters or fascias damaged during the job
  • Gaps at new flashings

For a London address like Hyde Park Estate, it’s useful to know about controlled parking before the day.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Whether the roof space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
