How a chimney survey works in Brompton

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. Common reasons to book are a stack that appears to lean and worn or missing pointing, on chimney pots and cowls, lead flashings and brick chimney stacks.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Brompton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a chimney survey looks like in Brompton

The wider area around Brompton has a long history of building, with Carlyle's House about 0.8 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near London Victoria station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near Church of St Simon Zelotes, its roof may have old fixings, lead flashings and chimneys that need a closer look.

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

What we’re asked to look at in Brompton

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Things that often lead to a survey include:

  • Signs that a stack is leaning
  • Damp patches on chimney breasts
  • Spalled or crumbling bricks
  • Gaps where the stack meets the roof

If you look after a building like Hellenic College of London, large buildings have long gutter runs and big roofs that need checking like any other.

Surveys for landlords and agents in Brompton

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which can make access easier.

What a chimney survey does not cover

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Conditions inside walls

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why it is worth a survey now in Brompton

A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose, and the work grows. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Brompton questions

I let a flat near London Victoria station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will parking be an issue for a roof survey in Brompton?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How long does the survey take?

It normally takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You’ll then get the report by email, on the timescale of your package.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.
