Chimney surveys for homes and businesses in Victoria

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey chimney breasts, brick chimney stacks and flaunching, and common reasons people get in touch are loose, cracked or missing pots and lifted or split lead flashings.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Victoria are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

We keep jargon out of it: if work is needed, the report says so clearly.

FAQs for Victoria

I let a flat near London Victoria station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Victoria?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How long is the visit?

Time on site depends on the roof, but most surveys take about one to two hours for a house, and about three to four hours for a commercial roof. The report is sent afterwards by email.

Prices for chimney surveys in Victoria

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Which survey package you book
  • The size of the roof
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Your timetable, such as an exchange date
  • Anything about access we should know
  • What made you get in touch
  • Your postcode, so we can check access and travel

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email.

Honest limits

A survey is a proper look at the chimney stack, but it cannot do everything. Its limits include:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks
  • Chimney breasts

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. Surveys in Victoria can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you are buying, let the agent know when we are coming
  • Keep pets inside or away from the areas we’re looking at

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Use a Gas Safe registered engineer for gas appliances
  • Photograph damp patches with the date
  • Do not use a ladder to reach the stack yourself
  • Check with the council before altering a stack in a conservation area or on a listed building

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

Roofs, chimneys and gutters in Victoria

With Buckingham Palace about 0.4 miles north, Victoria sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you run a business near Harrods, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near London Victoria station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Green Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
