Flat and commercial roofs around Victoria

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Victoria is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Within a mile and a half or so of Victoria there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Anyone responsible for a site like St Peter's Eaton Square CofE Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. With Buckingham Palace about 0.4 miles north, the area around Victoria has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

About our flat roof survey in Victoria

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you are worried about cracked or split membrane and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Victoria shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Do you need a flat roof survey in Victoria?

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Here are some of the things we see often:

  • Ponding water that doesn’t drain away
  • Damaged trims at the roof edge
  • Signs of deflection in the roof deck
  • Outlets that hold water back

If you own a rental within reach of London Victoria station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What’s in a roof survey

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Victoria runs like any other.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make sure we can get to the back of the property
  • Note where any stains or damp appear

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Advice

How the survey changes by roof type

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Leave it or get it looked at?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What a flat roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Testing older roof sheets for asbestos
  • A promise that the roof won’t leak in future
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets

Victoria: your questions answered

How do I find out if my home in Victoria is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Victoria?

Parking in Victoria, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

What do I do with the report?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will you walk on the flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

How much is a survey?

Prices start from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.
