How a flat roof survey works in Pimlico

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, mastic asphalt and felt flat roofs, and the problems we’re asked to look at most are upstands pulling away from walls and blocked or damaged outlets.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Pimlico, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Pimlico

Does a conservation area affect roof work in Pimlico?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover commercial flat roofs around Pimlico?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before booking. To get a price, ring 07833 053749 or email us.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Roof by roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why it is worth a survey now in Pimlico

A small split in a flat roof is typically a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

When to book a survey in Pimlico

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

These are some of the problems a survey can pick up:

  • Failed seals around rooflight kerbs
  • Outlets that hold water back
  • Splits, cracks and crazing
  • Signs of deflection in the roof deck

For site and facilities teams at buildings such as Churchill Gardens Primary Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before you book anyone

  • What insurance they carry
  • How they plan to inspect the roof safely
  • Will the report include photos?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Limit foot traffic on the covering
  • Look for standing water a day after rain
  • Make sure new fixings through the roof are properly sealed
  • Treat rooflights and old sheeting as fragile

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about one to two hours at a typical home, though large, tall or awkward roofs take more time. Surveys in Pimlico can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Point out any leaks or damp patches
  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Flat and commercial roofs around Pimlico

The wider area around Pimlico has a long history of building, with Buckingham Palace about 0.9 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them.
