FAQs for Westminster

Is my home in Westminster listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will parking be an issue for a roof survey in Westminster?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or drop us an email with the details.

Do you work in Westminster?

Yes. We cover Westminster and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Will you walk on the flat roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Flat roof surveys for homes and businesses in Westminster

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Common reasons to book are dips that suggest the deck is deflecting and blisters and bubbles in the covering, across upstands and outlets, EPDM rubber and GRP fibreglass.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Westminster, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a flat roof survey looks like in Westminster

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Westminster is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 0.4 miles north-west lies Clarence House, a reminder of how long the area around Westminster has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Hotels and guest houses near Westminster cannot easily close rooms for a leak, so it pays to find faults before guests do. Shop and office owners around Kingly Court may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. Landlords with a home close to London Victoria station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • An exact number of years the roof has left
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Westminster, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Dig out any old roof reports or invoices

Arrange a survey

Unsure which package suits your roof? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Different roofs, different checks

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.

Why get it checked now?

A small split in a flat roof is typically a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
