Pre-Purchase Roof Survey in Westminster
An experienced roof surveyor for pre-purchase roof surveys in Westminster. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Sagging ridge lines or uneven roof slopes
- Standing water on a flat extension roof
- Cracked flaunching or crumbling chimney pointing
Why it is worth a survey now in Westminster
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Pre-purchase roof surveys for homes and businesses in Westminster
We survey roofs for buyers in Westminster and across London and the South East. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, phone 07833 053749 or use the contact form. Typical surveys look at flashings that have lifted or split and roof slopes that look uneven or sagging, on lead flashings and valleys, chimney stacks and gutters and downpipes.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Westminster could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Westminster: your questions answered
How do I find out if my home in Westminster is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you fly a drone over a roof in Westminster?
Typically it comes down to two things: the airspace at the address and the weather. Westminster is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Westminster. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or send us an email.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Checking the roof from the ground
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Prices for pre-purchase roof surveys in Westminster
Several things affect the price of a survey:
- Basic, Standard or Premium
- The use of thermal imaging or a drone

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for the job before you book.
Getting in touch
These details help when you get in touch:
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- Access details, like a loft hatch or a shared roof
- What kind of property and roof it is
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
How the survey changes by roof type
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for a house, and longer for a large or complex roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Westminster moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent
- Check pets are kept safely away

As a London address, Westminster can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. Historic houses such as Clarence House, about 0.4 miles north-west, show how far back building around Westminster goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of London Victoria station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Landlord and commercial surveys in Westminster
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.
