Pre-purchase roof surveys near Victoria

Pre-purchase roof survey in Victoria: what you get

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you’ve noticed loose pots and cracked flaunching and patch repairs that may hide an ongoing problem, we can find out what’s behind it.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Victoria, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Surveys in Victoria can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Jot down any questions you want answered

Victoria questions

Will parking be an issue for a roof survey in Victoria?

Parking in Victoria, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Can you fly a drone over a roof in Victoria?

It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea covers Victoria, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. Victoria is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain.

How long does a pre-purchase roof survey take?

It typically takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Common roof problems in Victoria

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

It’s worth booking a survey if you’ve seen:

  • Blistered or split felt on a flat roof
  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Loose pots and cracked flaunching

If you own a rental within reach of London Victoria station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What experience they bring
  • Whether VAT is in the quoted price
  • How they plan to inspect the roof safely

What a roof survey includes

Roof by roof

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Buying a home or a new roof in Victoria

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Victoria is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Victoria is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight.

Buckingham Palace lies about 0.4 miles north, so building around Victoria goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Controlled parking zones are common in London, so mention any permit rules for Victoria.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
