Book new roof snagging in Victoria

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Send the snagging report to your roofer
  • Look for debris left in gutters from ground level
  • Book snagging before the final payment
  • Keep the contract and invoices together

You receive a written report with photos of each snag and written recommendations. You can send it straight to your roofer.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

New roof snagging in Victoria: what you get

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from the ground, vantage points, the roof space and the roof where safe. You then get a report with photographs to share with your roofer. We survey replacement roofs, ridges and verges and new-build homes, and the problems we are asked to look at most are gutters or fascias damaged during the job and untidy or loose verge details.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Victoria or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey changes by roof type

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We check it where it is visible.

Flashings

Flashings seal the roof to walls and chimneys. We look at how they’re dressed, fixed and pointed.

What new roof snagging looks like in Victoria

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Victoria is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Buckingham Palace, about 0.4 miles north, show how far back building in the area around Victoria goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

As a London address, Victoria can be tricky for parking: let us know about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. If you own a rental within reach of London Victoria station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we are there. In a London area like Victoria, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Tell us about parking before the day
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it is shared

How to book

New roof snagging starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Advice

Landlord and commercial surveys in Victoria

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

When to book a survey in Victoria

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

A survey can pick up problems such as:

  • Gutters or fascias damaged during the job
  • Ridge and hip tiles not properly fixed
  • Signs of condensation in the loft space
  • Gutters blocked by building debris

Take an older house close to St. Michael's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Will the report include photos?
  • How long the report takes to arrive
  • What happens after the report arrives

Questions from Victoria

How do I find out if my home in Victoria is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Victoria?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What happens if roof problems are left?

A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. In Victoria, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
