Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Pre-purchase roof survey in Nine Elms

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. We survey gutters and downpipes, natural slate and the roof space, and the problems we’re asked to look at most are ponding, blisters or splits on a flat roof and a ridge or slope that dips.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Nine Elms might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for fresh paint on upstairs ceilings at viewings
  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer
  • Request records of any re-roofing

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Do you need a pre-purchase roof survey in Nine Elms?

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses.

Most people get in touch after spotting something like this:

  • Slipped or missing slates and tiles
  • Blistered or split felt on a flat roof
  • Patch repairs that may hide an ongoing problem
  • Flashings that have lifted or split

Take an older house close to All Saints: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What a good roof survey covers

Pre-purchase roof surveys around Nine Elms

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Nine Elms is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Carlyle's House about 1.1 miles west, Nine Elms sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Battersea Park station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. As a London address, Nine Elms can be tricky for parking: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Your questions about pre-purchase roof surveys in Nine Elms

Is parking a problem for a survey in Nine Elms?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Does a conservation area affect roof work in Nine Elms?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

What affects the price in Nine Elms

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • The size of the roof
  • Which survey package you book
  • The number of roofs, including extensions and garages

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

These details help when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Any deadline, such as an exchange date

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch

How to book

Advice

Roof by roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
