Prices for landlord roof surveys in Nine Elms

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Commercial roofs and larger buildings

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • Dates you’re working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Landlord roof survey in Nine Elms

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey converted houses, gutters and downpipes and shared roofs, and people most frequently book us about flashings that have come away and cracked or leaning shared chimneys.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Nine Elms, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Common roof problems in Nine Elms

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.

Common reasons to book include:

  • Mortar falling from ridges and verges
  • Failed flashings at walls and chimneys
  • Parapets and upstands in poor repair
  • Slipped or missing slates and tiles

If you look after a building like St Gabriel's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book anyone

  • What exactly goes into their report
  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs

What to expect from a roof survey

Your questions about landlord roof surveys in Nine Elms

Is my home in Nine Elms listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Battersea Park station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.

How long does the survey take?

Expect it to take roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. You’ll then get the report by email.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. For a visit in Nine Elms, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we are looking at

Getting a price

We confirm the price for your survey before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

How the survey changes by roof type

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

What a landlord roof survey looks like in Nine Elms

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Nine Elms is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1.1 miles west lies Carlyle's House, a reminder of how long the area around Nine Elms has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park such as Pimlico Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Battersea Park station may find that a dated record of the roof is useful when planning maintenance across a let.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
