Roof leak investigations for homes and businesses in Nine Elms
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. Typical surveys look at leaks below a flat extension roof and staining around the chimney inside, across flat roof details, lead flashings and rooflights and dormers.
In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Nine Elms, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Do you need a roof leak investigation in Nine Elms?
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.
Signs worth acting on include:
- Staining around the chimney inside
- Leaks at a dormer or roof window
- Wet patches high on an inside wall
- Drips in the loft during heavy rain
If you let a flat or house near Battersea Park station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- Are they insured for the work?
- How soon the report will arrive
Common questions in Nine Elms
Do you carry out roof surveys in Nine Elms?
Yes, Nine Elms is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is parking a problem for a survey in Nine Elms?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Do you need to get into the loft?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In Nine Elms, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Keep pets in another room
- Find any records of previous roof work

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Why get it checked now?
Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Wind, rain and roofs in Nine Elms
About 1.1 miles west lies Carlyle's House, a reminder of how long the area around Nine Elms has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Nine Elms is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts.
If you look after a shop, office or commercial unit, for example near Harrods, finding where water is getting in quickly keeps disruption down. If you live in an older home near All Saints, lead flashings, valleys and old chimneys are typical places for water to get in.

Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
