Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Stay off ladders and the roof
  • Let us know if there are tanks or pipes in the loft
  • Check the loft is accessible
  • Record whether it leaks in every downpour or only some

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

How a roof leak investigation works in Chelsea

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We’re often asked to look into water marks that spread in wet weather and leaks below a flat extension roof, on lead flashings, slate and tile slopes and rooflights and dormers.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. That is as true in Chelsea as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Leaks and storm damage in Chelsea

The wider area around Chelsea has a long history of building, with Carlyle's House about 0.4 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts.

Landlords with a home close to London Victoria station may find that a clear finding on where water gets in helps you brief a roofer straight away. Anyone responsible for a site like Oratory Roman Catholic Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Chelsea questions

Is my home in Chelsea listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Chelsea?

It depends on the street. If Chelsea has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.

How long does the visit take?

It usually takes roughly 1–2 hours at most homes, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Landlord and commercial surveys in Chelsea

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.

Leave it or get it looked at?

Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Common roof problems in Chelsea

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

We’re frequently asked to look at:

  • Damp patches next to the stack
  • Water that shows only in certain storms
  • Damp ceilings under a flat roof
  • Water dripping from rafters or underlay

For an older house near a landmark such as Former Welsh Congregational Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Before booking any roof surveyor

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • What they will not be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Chelsea runs like any other.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Note where any stains or damp appear
  • Let us know about parking before the day
