Roof leak investigations in Little Chelsea: local notes
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in. The wider area around Little Chelsea has a long history of building, with Carlyle's House about 0.4 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Andrew, lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Burton’s Court shed leaves that can end up in nearby gutters. For landlords with property near Imperial Wharf station, a tenant living with a leak needs the cause found, not just the stain painted over.

How a roof leak investigation works in Little Chelsea
On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are looked at from wherever it’s safe. Our report shows what we found, with photos. If you’ve noticed ceiling stains that grow after rain and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Little Chelsea, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What a roof leak investigation doesn’t cover
In fairness, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- Leaks from plumbing, tanks or pipework rather than the roof
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.
What we check
- The roof space
- Valleys and parapet gutters
- Slate and tile slopes
- Lead flashings
- Rooflights and dormers
- Chimney stacks
- Flat roof details
What we look for on each type of roof
Flat roof upstands and outlets
Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.
Lead flashings
A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. London terraces rarely offer a view of the whole roof from one spot, so in Little Chelsea we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.

Checking the roof from ground level
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Useful tips for Little Chelsea property owners
A survey works best with a little help from you, before and after. Tips:
- Let us know if there are tanks or pipes in the loft
- Have an electrician check any wet fittings
- Move stored items away from the hatch
- Catch drips in a bucket and protect the floor
Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep the roof space ventilated. Air movement keeps condensation down, which is frequently mistaken for a leak. Check insulation does not block airflow at the eaves.

Little Chelsea: your questions answered
Can parking be tricky for a visit in Little Chelsea?
Sometimes, yes. If Little Chelsea has controlled parking where you are, a visitor permit is the easiest answer.
Does a conservation area affect roof work in Little Chelsea?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check the loft?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
How much is a survey?
Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will you photograph what you find?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.
