How electronic leak detection works in Chelsea

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. We are often asked to look into new membranes needing a check before handover and stains far from any visible defect, across roof terraces and balconies, green roofs and commercial flat roofs.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Chelsea, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What electronic leak detection does not cover

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Some conductive membranes
  • Carrying out the repair work
  • How wet the insulation is

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. In Chelsea, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent

Electronic leak detection around Chelsea

The wider area around Chelsea has a long history of building, with Carlyle's House about 0.4 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Chelsea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

A roof leak in a hotel or guest house around Chelsea means lost rooms as well as repairs, so it pays to find faults before guests do. Shop and office owners around Harrods may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. Take a building like Oratory Roman Catholic Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Get leaks traced quickly
  • Consider ELD before paving or planting goes on
  • Keep a note of leaks after rain
  • Don’t keep patching the same spot

File the report with your roof paperwork. It is a dated record of the membrane’s condition.

Don’t leave a flat roof leak running. Water under a membrane can spread.

FAQs for Chelsea

Do you look at commercial flat roofs near Chelsea, such as hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

How do I find out if my home in Chelsea is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Which method do you use?

It depends on the membrane and the build-up. Low-voltage methods are typically carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.

Is the repair part of the test?

No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What affects the price in Chelsea

What a survey costs depends on the time and equipment it needs. The main factors are:

  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to tell us when you get in touch

A little information up front helps. Please include:

  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
