Chelsea Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Chelsea, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Downpipes that are split or coming away
- Leaves and moss blocking gutters
- Gutters overflowing in heavy rain
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.
Gutter survey in Chelsea
Some gutters are easy to see from the street but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey eaves gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are dripping or leaking gutter joints and hoppers and outlets full of debris.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Chelsea as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Gutter surveys around Chelsea
Historic houses such as Carlyle's House, about 0.4 miles south-west, show how far back building in the area around Chelsea goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Chelsea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Former Welsh Congregational Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for example near Harrods, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to London Victoria station may find that the gap between tenancies is a good time to have the roof looked at.

How we price gutter surveys
The price reflects the time and kit the roof needs. The main factors are:
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
Helping us price your survey
A few details help us point you to the right survey and price. When you contact us, let us know:
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
- What kind of property and roof it is
- Your postcode, so we can check access and travel
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Your questions about gutter surveys in Chelsea
I let a flat near London Victoria station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Does a conservation area affect roof work in Chelsea?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Will you walk on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible.
How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a London area like Chelsea, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Let us know about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices

Advice
How the survey changes by roof type
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

What else we do in Chelsea
What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Any roof job in Chelsea means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
