Common questions in Victoria
How do I find out if my home in Victoria is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Victoria?
It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or email us.
Are you insured?
We are covered by professional indemnity and public liability insurance.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
How a gutter survey works in Victoria
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about leaks at the gutter joints and soffits marked by water, we can find out what’s behind it, on downpipes, outlets and hoppers and eaves gutters alike.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Victoria runs like any other.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
Preparing for the visit
- Clear the way to the loft hatch
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices

Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Watch ceilings under valley gutters for fresh marks
- Note any damp stains below the gutters
- Do not climb a ladder to look in the gutters
- Include valley, parapet and box gutters when clearing
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

When to book a survey in Victoria
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Typical things we’re asked to look at include:
- Leaking or loose downpipes
- Overflowing eaves gutters
- Hoppers and outlets full of debris
- Valley or box gutters that overflow inside
Shop and office owners around Harrods may find that a dated report on the roof is useful for planning and for any lease discussions.
Questions to ask before booking
- Which viewpoints they use to see the roof
- Are they insured for the work?
- What the report includes, and whether it has photos

Gutter surveys around Victoria
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Buckingham Palace about 0.4 miles north, Victoria sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you look after a building such as St Peter's Eaton Square CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Green Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What we look for on each type of roof
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s behind fascias and inside walls
- Pipes below ground level
- Hidden sections we cannot view safely
