Pimlico: your questions answered
How do I find out if my home in Pimlico is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near London Victoria station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.
Could my damp wall be caused by the gutters?
Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Does the report include photos?
Yes. Photographs are part of every report.
Gutter survey in Pimlico
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed gutters that have fallen out of line and dripping or leaking gutter joints, we can find out what’s behind it.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Pimlico as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes about one to two hours for most houses, and more on a big or complicated roof. In a London area like Pimlico, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Preparing for the visit
- Keep pets in another room
- For a flat or shared roof, check access with the freeholder or managing agent
- Leave a clear route to the loft

Advice
Gutter surveys around Pimlico
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 0.9 miles north lies Buckingham Palace, a reminder of how long the area around Pimlico has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For an older house near a landmark like St Gabriel's, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Pimlico Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Shop and office owners around Harrods may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Look for downpipes coming loose
- Look for new stains on ceilings below valleys after rain
- Get trees that overhang the gutters trimmed
- Get the gutters cleaned out every year
You receive a report with photographs and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
What affects the cost of gutter surveys
To price your survey, we check:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, like extensions, dormers and garages
- Which survey package you book
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
Booking your survey
There is no need for technical words. It is enough to let us know:
- Dates you’re working to, such as exchange
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What we cannot see
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Underground drains, which need a CCTV drain survey
- Rot or damp concealed behind fascias or inside walls
- Asbestos testing of old gutters, downpipes or soffits
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
