Thermal imaging roof survey in Pimlico, Greater London

- Heat escaping through the roof
- Leaks far from where the stain appears
- Damp patches with no obvious cause
About our thermal roof survey in Pimlico
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. If you’ve noticed damp that repairs haven’t cured and gaps in loft insulation, a survey will tell you what’s going on.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Pimlico as anywhere. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the visit with that in mind.
When to book a survey in Pimlico
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
We’re often asked to look at:
- Damp that repairs haven’t cured
- Cold spots on ceilings under the roof
- Thin or uneven insulation in the roof
- Leaks far from where the stain appears
With Buckingham Palace about 0.9 miles north, the area around Pimlico has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings.
Choosing a roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which viewpoints they use to see the roof
- Are they insured for the work?
- Whether the loft is part of the inspection
Common questions in Pimlico
Is my home in Pimlico listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will parking be an issue for a roof survey in Pimlico?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How does a thermal imaging roof survey work?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What a thermal roof survey looks like in Pimlico
There are several hotels within about a mile and a half of Pimlico, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
For a London address like Pimlico, it helps to know about controlled parking before the day. For businesses in and around places such as Harrods, a commercial roof can be photographed from above without anyone walking on it.

The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photographs and our recommendations.
Getting ready for the survey
- Clear the way to the loft hatch
- Mention any parking restrictions on your street
- Keep pets in another room

Advice
Roof by roof
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.
