Gutter survey in Millbank, Greater London
A survey of gutters, valleys, outlets and downpipes for Millbank and the rest of Greater London. Surveys run on weekdays and at weekends.
- Sagging gutters and loose brackets
- Gutters overflowing in heavy rain
- Soffits marked by water
How a gutter survey works in Millbank
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are hoppers and outlets full of debris and soffits marked by water, on eaves gutters, downpipes and parapet and box gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Millbank as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a photo-illustrated written report and recommendations.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Check pets are kept safely away

Related advice
Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. In Millbank, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Look for green streaks or damp patches on walls
- Watch the gutters during heavy rain
- Get trees that overhang the gutters trimmed
- Book gutter clearing once a year, more frequently near trees
For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Millbank questions
Does a conservation area affect roof work in Millbank?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near London Victoria station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.

What a gutter survey doesn’t cover
To be straight with you, a roof survey has limits:
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Underground drains, which need a CCTV drain survey
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Millbank homes and their roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 0.4 miles north-west lies Clarence House, a reminder of how long the area around Millbank has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to London Victoria station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as Kingly Court, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
