DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How a gutter survey works in Little Chelsea

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. Typical surveys look at water spilling over the gutter edge and choked outlets or hopper heads, on downpipes, eaves gutters and parapet and box gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Little Chelsea has one, it needs checking from somewhere that can actually see it.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Your questions about gutter surveys in Little Chelsea

Does a conservation area affect roof work in Little Chelsea?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Little Chelsea?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or send us an email for a price.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have overhanging branches cut back
  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Check for spilling water in a downpour

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Any roof job in Little Chelsea means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

How we price gutter surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • House, block, shop or office

All our prices include VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before you book.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property

We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or email us.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, most surveys take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Surveys in Little Chelsea can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Mention any parking restrictions on your street
  • Check pets are kept safely away

Little Chelsea homes and their roofs

With Carlyle's House about 0.4 miles east, Little Chelsea sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Imperial Wharf station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park like Burton’s Court, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
