About our gutter survey in Walham Green

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. If the evidence points elsewhere, like a flashing or the roof covering, we will say so. The next step is suggested too. If you are worried about choked outlets or hopper heads and dripping or leaking gutter joints, we can find out what’s behind it, on outlets and hoppers, valley gutters and parapet and box gutters alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Walham Green with this kind of roof, the hidden gutter is one of the first things to check.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Walham Green: your questions answered

Can a landlord with a rental near Imperial Wharf station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Walham Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or email us.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Any roof job in Walham Green means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

When you need someone else

A survey is a careful look at the gutter, but it cannot do everything. Its limits include:

  • What’s behind fascias and inside walls
  • Parts of gutters that can’t be seen safely
  • Blockages deep inside downpipes

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • Parapet and box gutters
  • Downpipes

Roofs, chimneys and gutters in Walham Green

Carlyle's House, about 1 mile north-east, is one of the historic houses in the wider area around Walham Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Chelsea Independent College, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Imperial Wharf station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around William Parnell Park shed leaves that can end up in nearby gutters.

What a survey costs

A few things affect what a survey costs:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we need to know

When you call or email, these details help:

  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, like pitched or flat

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In Walham Green, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Leave a clear route to the loft
  • Find any records of previous roof work
  • For flats, make sure roof access has been agreed
